Welcome to CribSwitch! CribSwitch is an independent online platform for property listings and lead generation. All licensed real estate transactions arising from CribSwitch are handled under a partnership with Landspecc Real Estate Services, a duly registered and licensed real estate brokerage in the Philippines. By using our website and services, you agree to the following terms:

1. Acceptance of Terms

By creating an account or submitting a property listing, you confirm that you are at least 18 years old and agree to these Terms.

2. User Responsibilities

• You must provide accurate, complete, and truthful information.

• You are responsible for the content of your property listings.

• Fraudulent or misleading listings are strictly prohibited.

3. Property Listings and Commissions

• CribSwitch acts as a property listing and lead generation platform.

• For rentals: CribSwitch charges a commission equivalent to 1 month’s rent.

• For property sales: CribSwitch charges a 5% commission from property owners.

• Partner brokers’ commission arrangements will be set out in the Broker Partner Agreement signed between CribSwitch and the broker.

• All commissions are payable upon closing of a transaction, as per signed agreements.

4. Brokers and Salespersons

Licensed brokers and accredited salespersons must provide valid license details and documentation when applying for partner accounts.

5. Account Suspension

We reserve the right to suspend or terminate accounts that violate these Terms or submit fraudulent content.

6. Limitation of Liability

CribSwitch provides the platform “as is” and is not responsible for inaccuracies in user-submitted listings.

7. Governing Law

These Terms are governed by the laws of the Philippines.
